If the long end were rising because the economy is accelerating, that's a growth story — and growth stories are generally good for equities. For a company generating steady cash today — a utility, a consumer staples business, a mature bank — most of its value sits in the near term. A move in long rates barely touches it. For a company whose value depends on cash flows arriving in 2030, 2033, 2038, the discounting compounds across every one of those years. Small change in the rate, large change in present value.

This is duration, and it's the same concept that governs bond prices. Long-duration bonds fall harder when yields rise. Long-duration equities do the same thing.

Almost nothing in the market is priced further out than AI hardware. These stocks embed an assumption that the data center buildout runs for years, that capacity gets absorbed, that pricing holds through the cycle, and that the earnings power arriving in the back half of the decade justifies today's multiple. That's the most rate-sensitive structure a stock can have.

Micron didn't have a bad day because Micron got worse. It had a bad day because the rate used to value the next decade of its earnings went up.

But a stock carrying a 250% year-to-date gain and a re-rated multiple has very little cushion when the discount rate moves against it.

A Wall Street Journal review of company filings found nine large technology firms carrying roughly $3 trillion in future AI-related commitments held off their balance sheets — disclosed in the footnotes rather than as debt. That figure is approximately five times what those companies spent last year.

Precision matters here, because "off balance sheet" gets used loosely and it isn't a scandal by itself. These are largely purchase obligations, capacity reservations, and long-term leases. They're legitimate, they're disclosed, and accounting rules don't require them to sit on the balance sheet as liabilities.

‍ ‍

But a commitment is still a claim on future cash. And the difference between a commitment and ordinary capital spending is flexibility.

‍ ‍

Discretionary capex can be cut. If demand softens, a company slows its build, defers a project, and preserves cash. A contractual commitment is much harder to walk away from. It's a fixed obligation running into future years regardless of what demand does.

‍ ‍

That's operating leverage — and operating leverage cuts both directions. If AI demand meets expectations, these companies have locked in capacity ahead of competitors at pre-negotiated terms. That's an advantage. If demand disappoints, they're carrying a fixed cost structure into a weaker revenue environment with limited ability to flex down.

Now overlay the rate move. Commitments of this scale get funded in part through debt markets, and the cost of that debt just went up. The AI buildout has quietly acquired a financing dimension, which means higher rates now hit the trade twice: once through the discount rate applied to future earnings, and again through the actual cost of funding the capacity that produces them.

Memory suppliers sit downstream of exactly those commitments. The market didn't downgrade Micron. It downgraded the terms on which Micron's customers finance the buildout.

The Selling Went Global Overnight — and Japan Explains Why

South Korea's Kospi fell nearly 6%. Japan's Nikkei fell about 3%. Japan's 10-year government bond yield sits near a 30-year high.

The Kospi move is partly mechanical — Korea's index is heavily weighted toward memory manufacturing, so a repricing of memory economics hits that market disproportionately.

That repatriation removes a persistent source of demand for global long-dated assets — which pushes yields higher globally, which pressures the same long-duration equities we've been discussing, which brings the story back to Micron.

This is what "the selling went global" actually means. It isn't sentiment traveling across time zones. It's one of the world's largest buyers of duration reconsidering where it deploys capital.

What Didn't Break: The Dispersion Is the Tell

The Dow slipped about 0.2%. The Nasdaq lost 1.3%. Memory names fell 7% to 9%.

Look at that spread. A broad market down two-tenths of a percent while its most expensive corner falls 8% is not a risk-off day. In a genuine risk-off event — a credit scare, a growth shock, a liquidity problem — correlations converge and nearly everything sells together. Quality doesn't protect you.
